Most homeowners want one answer before they commit to plans: how long until I can start building? Here is what the process looks like, step by step.
Approval times depend on the size of the project, whether the property falls under a heritage overlay and how complete the submission is on day one. A complete, compliant set of plans is the biggest factor you can control.
The approval process in 4 stages
- Site visit and measure up. We document what is on site and confirm zoning, building lines and coverage.
- Drawing and client sign off. Concept, revisions and final working drawings.
- Council submission. Plans, forms and supporting documents are lodged with the municipality.
- Review and approval. Council departments check the plans and either approve or request amendments.
What slows approval down
- Missing title deed, SG diagram or zoning certificate
- Building over building lines without a relaxation
- Heritage (PHRAG) requirements on properties over 60 years old
- Unapproved existing structures that must be regularised
